The Commons Hobart

The Commons Hobart is a seven-storey multi-residential building with 30 apartments (which we’re calling homes, because after all, you’ll be saying “I’m going home now” not “I’m going apartment now”), situated on the edge of Hobart’s CBD.

The Commons Hobart is built around community. Shared spaces are central: rooftop gardens, a communal laundry, sun terrace with views up to kunanyi / Mt Wellington, and vegetable gardens weave interaction into everyday life.

Location & Brief

Hobart, Tasmania

Multi-residential building with seven stories and 30 apartments, situated on the edge of Hobart’s CBD. This is much more than an apartment block it is a community of people wanting to live more meaningfully with each other and the natural world.

Internally, finishes are selected with health and durability in mind, materials that are non-toxic, locally sourced or recycled where possible, and long lasting.

The Commons has a Walk Score of 99 out of 100, and is considered a “Walker’s Paradise,” meaning, for an able-bodied resident, the daily coffee run, weekly visit to the Farm Gate Market and stroll to the waterfront can all be done without a car.

Urban housing that can respond to climate

The Commons Hobart is a marker of change in how urban housing can respond to the climate, neighbourhood, and social needs. Built with rigor and purpose by The Sociable Weaver, in partnership with Vos Construction & other local collaborators, its construction reuses materials (like recycled red bricks), minimises car dependency via generous bike infrastructure and an EV car-share program, and includes commercial spaces at street level.

Community baked in

Residents are encouraged to engage — from a committee that maintains common spaces, to green-walls with native climbers that enrich the streetscape.

Interiors are designed with functional layouts, durable finishes, and adaptable spaces that support everyday living.

Centrally located, The Commons Hobart embraces walkability, connecting residents to shops, parks, and culture while reducing reliance on cars.
