Location & Brief
Cape Paterson, Victoria
The Cape is a residential community unlike any other in Victoria. Located on one of the last greenfield coastal sites, the development sits just a short walk through native bushland to the ocean. While the site could have supported 500 homes, the vision was different: limit the number to a maximum of 220 environmentally friendly residences.

Sustainable homes designed for comfort and efficiency, The Cape prioritises both lifestyle and the environment

The Cape is a place where people live with nature, not against it, and where the coast is more than just a backdrop - it’s part of everyday life.

Living integrated into the land
With only 220 homes spread across a site that could have housed 500, there is ample space for parkland, community gardens and shared facilities. The result is a neighbourhood where people live lighter on the land, enjoy abundant green space and are part of a community that values both the environment and one another.
The Cape is more than a housing development - it’s a carefully considered coastal neighbourhood.
By choosing quality over quantity, the site balances built form with open space. Families and individuals alike benefit from vegetable gardens, walking trails, and a community centre designed for connection.
